Description
WONDERFULLY CHARMING AND ATMOSPHERIC COURTYARD HOUSE with a characteristic facade, stylish open kitchen, 2 bedrooms, a vide and a sunny patio.
This single-family home is centrally located in a popular neighborhood on the edge of The Hague city center with the neighborhood garden / ecological city farm Jacobahof within walking distance, where residents have their own vegetable gardens, a beekeeper and a playground for children.
Furthermore, all amenities are within easy reach; in addition to the Westeinde hospital and the shops of the bustling city center, there are many nice restaurants, terraces (Grote Markt), shops and theaters within walking distance.
Finally, this house is excellently located with regard to public transport: The Hague CS and HS, various trams and the Randstadrail are only a few minutes' walk or bike ride away.
LAYOUT
The entrance gives access to a hall, with a cupboard at the end with the combi central heating boiler with siphon, from which there is access to the cozy living room.
At the front of the living room the dining area is lit via a half-frosted window, above a cozy old-fashioned windowsill. On either side are the meter cupboard and gas meter nicely concealed.
More to the rear, the living room is naturally lit from a patio/courtyard, and you can enjoy a cozy gas fireplace which has been placed in front of the closed fireplace.
From the living room - next to the patio - the semi-open kitchen can be reached. The kitchen is lit by a skylight as well as from the patio, and has a beautiful old-fashioned tiled floor, and has plenty of storage space. It is also equipped with modern built-in appliances, including a refrigerator with freezer compartment, a combi oven/microwave, a sink, a dishwasher, a 4-burner gas hob and an extractor hood. From the kitchen/diner there is also access to the utility room/laundry room, where the washing machine, a tumble dryer and the inverter for the solar panels can be found. Here is also the access to the patio/courtyard, where the sun shines from 12:00 to 18:00 during the summer months.
In the middle of the living room, equipped with large wooden floor panels with underfloor heating, a beautiful solid open wood/steel staircase leads to the upper floor.
2nd floor
The stairs from the living room lead to a large bedroom with a wide dormer window with windows at the rear of the house, from which there is a view of the roof of the kitchen, the laundry room and the patio. On the roof above there are 4 solar panels.
In the large bedroom there is also a ladder staircase to the open but with curtains separated vide/loft with lots of (storage) space, and where even a sleeping place could possibly be created. There is also more space in the loft behind a knee wall.
At the front on this first floor there is a second smaller bedroom (with dormer window) and the bathroom accessible from the large bedroom.
The cozy bathroom has a hanging toilet, a Velux skylight, a towel radiator, a corner bath, a vanity with sink, and a shower cubicle.

Historical heritage
The unique houses in this street were built in 1882 by Reijer van der Vlugt in memory of his wife Jacoba Roels. Thanks to a thorough renovation in 1994, the historical character of the Jacobahofje has been preserved, while the homes now meet all modern living requirements.
