NEN CLAUSE
The usable living area has been measured in accordance with the industry-standard NEN 2580 measurement guideline. As a result, the stated floor area may differ from comparable properties and/or previous references due to this (new) method of calculation.
The buyer declares to have been sufficiently informed about the aforementioned standardisation. The seller and their broker have made every effort to calculate the correct surface area and volume based on their own measurements and, where possible, support this by means of floor plans with dimensions.
Should the measurements unexpectedly not be fully established in accordance with the applicable standard, this shall be accepted by the buyer. The buyer has had sufficient opportunity to verify the measurements independently or have them verified. Differences in the stated dimensions or size shall not entitle either party to any compensation or adjustment of the purchase price. AGE CLAUSE AND NON-OCCUPANCY DECLARATION
Given the age of the building and the fact that the apartment is being sold by an investor, the purchase agreement shall include, among other things, an age clause and a non-owner occupancy declaration.
Under these clauses, the seller cannot and will not provide guarantees regarding the technical installations, utility connections, pipes, wiring, and drainage systems located within the apartment and/or common areas, insofar as they serve the sold property. Furthermore, the seller cannot and will not guarantee the presence of a connection to telecommunications/data infrastructure.
