Description
English translation:
At Alfred Nobellaan 25 in De Bilt, you will find this spacious and atmospheric terraced house with a surprisingly generous layout, a well-kept front garden, a green rear garden with afternoon and evening sun, and a detached brick garage at the rear. The house offers approximately 133 m² of living space, five bedrooms and a pleasant layout spread across three floors.
The location is quiet, green and highly practical. At the front, the house is not situated directly on the street, but overlooks the front garden, the footpath and a small green area. This immediately creates a sheltered and friendly feeling. Inside, the warm atmosphere and pleasant natural light stand out, with features such as the wide wooden floorboards on the ground floor, the bay window at the front, the fireplace as an atmospheric centrepiece and the French doors to the garden.
The house has an ideal family layout, with a bright living room, a semi-open kitchen at the rear, three bedrooms and a complete bathroom on the first floor, plus two additional well-usable rooms on the second floor. The rear garden is a wonderful place for long summer evenings, with several terraces, plenty of greenery and a direct connection to the storage room and garage.
PROPERTY LAYOUT
Ground floor:
The house is pleasantly set back from the street. Through the green front garden, with attractive paving leading to the front door and a pleasant spot for a bench in the morning and afternoon sun, you reach the entrance. At the front, the bay window creates a characteristic façade and adds extra light to the sitting room.
Upon entering, you first arrive in the vestibule, where the meter cupboard and toilet are located. The toilet is neatly finished with a wall-mounted toilet, concealed cistern, small washbasin and a practical storage cabinet beneath the basin. An internal door leads to the hall with staircase and access to the living room.
The living room has a warm and inviting atmosphere. The beautiful wooden floor with wide planks already starts in the hall and continues seamlessly into the living room, giving the ground floor a calm and cohesive appearance. At the front is the sitting area by the bay window, a lovely place to look out over the greenery on the street side. In the centre of the living room, the fireplace forms an atmospheric focal point. This is the kind of place where the house immediately gains character, especially on cooler days when the sitting area feels extra cosy and sheltered.
At the rear, there is space for the dining area, directly connected to the garden. The French doors create a natural transition between inside and outside. On summer days, you can open the doors and the garden naturally becomes part of the living space. The semi-open kitchen is also located at the rear and connects pleasantly with the dining area. This allows contact with the living room to remain, while the kitchen still has its own defined place.
The kitchen is practically arranged and fitted with various cupboards and drawers, an induction hob, extractor hood, oven, microwave, dishwasher, mixer tap with sink and a Quooker tap. From the kitchen, there is also a door to the rear garden, which is convenient for daily use, for example when dining outside or quickly going back inside from the garden.
First floor:
On the first floor, the landing provides access to three bedrooms and the bathroom. This floor is fitted with carpet, giving the bedrooms a soft and calm appearance.
There are two rooms at the rear. The larger bedroom on this side has access to the balcony, which faces west. This is a pleasant place to enjoy the afternoon or evening sun. The smaller room at the rear is very suitable as a study, children’s room, home office or dressing room. At the front is a spacious bedroom with an attractive window bay, giving this room plenty of light and a pleasant sense of space as well.
All bedrooms feel bright and are practical to furnish. The combination of three rooms on one floor makes this level particularly suitable for a family, but also for those who like to keep living, sleeping and working separate.
The bathroom is accessible from the landing and is fully equipped. The finish includes natural stone wall tiles and black floor tiles, in keeping with the neat finish of the toilet on the ground floor. The bathroom features a steam shower cabin, bathtub, washbasin with vanity unit, mirrored cabinet, wall-mounted toilet with concealed cistern, towel radiator and electric underfloor heating. This makes it a comfortable bathroom with many amenities.
Second floor:
The second floor offers a surprising amount of space. From the landing, you have access to the laundry room, the storage and boiler room, and the largest bedroom in the house. This floor is fitted with laminate flooring.
The largest bedroom is spacious and bright, with a roof window at the front and a large dormer window at the rear. Thanks to this dormer, a great deal of usable space has been created and the room feels fully fledged. This is an excellent principal bedroom, but also a pleasant room for an older child, guest or home office.
The dormer continues into the adjacent laundry room. As a result, this space is not only practical as a laundry room, but can also be arranged differently, for example as an additional bedroom, hobby room or home office. The separate storage and boiler room offers extra storage space and the laundry appliances could also be placed here if desired. This keeps the layout flexible and allows this floor to be adapted well to the wishes of the new residents.
Garden:
The outdoor space is an important part of this house. At the front is a green front garden with attractive paving leading to the front door. Because of the footpath and the green area in front of the house, there is a pleasant distance from the street. The bench in the front garden clearly shows how enjoyable this spot can be for a cup of coffee in the morning or a quiet moment in the afternoon sun.
The rear garden is well maintained and has a predominantly west-facing position. This means you can enjoy the afternoon and evening sun here in particular. The garden is laid out with attractive paving, graceful rounded shapes, green borders and plenty of planting. Thanks to the different terraces, there is always a place to be found in the sun or in the shade. This makes the garden highly suitable for long summer evenings, drinks with friends or games with children.
At the back of the garden is the storage room, which is directly connected to the garage. The storage room offers practical space for items such as garden cushions, garden tools and other belongings you like to keep close at hand. The garage offers space for a car and is fitted with electricity. Next to the garage door is the rear access. The garage is accessible via the area behind the property, where parking is also available.
There is an outdoor tap in both the front and rear garden, making garden maintenance and use even more practical.
LOCATION AND SURROUNDINGS
The house is located on a quiet and green street in a sought-after residential neighbourhood of De Bilt. At the front, the house is pleasantly sheltered, with the front garden, footpath and green area between the house and the street. There is ample parking available in the street, adding to everyday living comfort.
The immediate surroundings offer a pleasant combination of tranquillity, greenery and amenities. Within walking distance you will find the Hessenweg, the shopping street of De Bilt, with a varied range of supermarkets, specialist shops, restaurants, takeaway options and other daily amenities. Various primary schools, play facilities and sports clubs are also located nearby. This makes it a practical and pleasant living environment for families, people moving up the housing ladder and anyone who enjoys spacious and green living with amenities close by.
An important advantage is the wooded environment. Extensive walking and cycling woods are nearby, making it easy to head into nature for a walk, a run or a relaxed bike ride. Before long, a daily walk through the greenery may become part of your regular routine.
Accessibility is also excellent. By bike, public transport or car, you can quickly reach nearby places such as Utrecht, Bilthoven and Zeist. Utrecht Science Park is easily accessible and the A27 and A28 motorways are also a short distance away. Here, you live quietly and surrounded by greenery, while work, the city and amenities remain within easy reach.
ON BEHALF OF THE SELLER(S)
We have lived at Alfred Nobellaan 25 with great pleasure since 2006. Over all these years, this house has truly become a home to us. A place where we have enjoyed the space in the house, the lovely garden, the fireplace in winter and the liveliness of the neighbourhood around us.
What we have always experienced as very pleasant is that the neighbourhood is lively without becoming busy. Many families with children of both primary and secondary school age live here, as well as seniors. This makes the street and the surrounding area feel familiar and well balanced. For young families, it is also an ideal place. Within approximately 75 metres of the house, there are no fewer than three playgrounds, allowing children to play close to home from an early age.
The amenities in the area also make living here very convenient. The H.F. Witte Centre is just around the corner and within about five minutes by bike you can reach Sportpark Weltevreden and the tennis courts. Boetzelaerpark is approximately ten minutes away on foot and is a lovely place to go outside for a while. The surroundings are also excellent for walks and bike rides through the greenery. We enjoy walking along the Hooge Kampse Plas, towards Groenekan, through the woods near Voordaan and De Leijen, or across Landgoed Beerschoten.
The shopping centre of De Bilt is close by and can be reached in approximately ten minutes on foot or five minutes by bike. This makes it easy to do your shopping or use the shops and amenities in the village. At the same time, Utrecht is surprisingly close. The bus stop is about two minutes’ walk away and by bus you can be in the centre of Utrecht in approximately ten minutes. The city is also easy to reach by bike, in around fifteen to twenty minutes.
One of our favourite places in the house is the garden. We love sitting outside here and enjoying the greenery, the peace and the birds that regularly visit. The sun starts in the morning by the bench in the front garden and, in summer, moves to the rear garden around 10.00 a.m. From around 2.00 p.m. until early evening, the sun shines on the terrace by the French doors. This makes it a wonderful place to eat outside, have drinks together or sit in the sun at the end of the day.
In autumn and winter, life moves more indoors again. The living room with the fireplace is then a particularly pleasant place to be. The house feels warm and sheltered, exactly as we have experienced living here all these years.
