Description
Special residential property on Schoonoord estate in ‘s-Graveland
This concerns two characteristic residential houses, which are interconnected and realised in a former water tower and power station in ‘s-Graveland. House number 16 is the former industrial space and has a loft-like character due to its unique height of 4.5 m. House number 18, originally the superintendent's house, retains all its original stylistic features.
The property is tucked away in the forest edge on Schoonoord, one of the `s-Graveland estates.
The high windows give a view of the forest and from the front you have a view of the meadow and vegetable garden of Land en Boschzigt, the oldest biodynamic horticulture in our country.
The tranquillity of the place is unique given its central location in relation to Amsterdam and Utrecht. Hilversum is ‘around the corner’. Daily shopping at 2 km in Kortenhoef, and in the shop (450 metres away) of the Tuinderij. Accessibility to primary and secondary schools is excellent.
At the beginning of the last century, the property housed a water supply for the benefit of ‘s-Graveland. Originally, there was another water tower; however, it was demolished in ‘55. The workmen lived with their families in the two corner houses (‘machinists’ houses") at numbers 14 and 18. The middle section (16) was the “technical room”.
The houses now vacant concern both the machinist's house at number 18 with a living area of 84m², and the large middle house (living area 237m²). The houses are situated on a plot of 1,125m², i.e. garden to the front, side, and rear. The location is therefore favourable in relation to the sun, which can always be found somewhere in the garden. The property is completely secluded, so not visible from Leeuwenlaan, and can only be reached via an unpaved (but well passable) cul-de-sac. This road leads past the gardener's fields to the front door.
Layout Leeuwenlaan 18 (corner house):
Entrance hall with toilet and staircase. Living room en suite with original sliding doors, headwood oak parquet floor, wood stove and French doors to the garden. Utility room (former kitchen) with back door to the garden. On the first floor are two bedrooms and a bathroom with shower, separate bath and second toilet. The house still has many original style features such as the rod division in the windows, a beautiful fireplace with wood stove and a beautiful staircase. At the front, a canopy has been built where you can enjoy the evening sun until late in the year. From the (auxiliary) kitchen is a passage to the house at number 16.
Layout Leeuwenlaan 16 (middle house/loft):
Entrance, long hallway with access to a spacious bedroom on either side. Small bedroom now used as a dressing room. Bathroom with bath, shower and washbasin. The toilet is separate in the hallway, diagonally opposite the cloakroom and the boiler/laundry room. From the spacious cloakroom, there is access to the adjacent house at number 18. The loft is garden- and forest-oriented and has not only a fantastic height (4.5m), but also a generous size (110m²). The open-plan kitchen and dining room adjacent to the living room are part of the loft. On the first floor (51m²), the height is partly slightly more limited, but this floor still offers space for two bedrooms. The total area on the ground floor is 189m².
In the garden is a stone outbuilding (workspace). In addition, there is a wooden second shed. The garden has several terraces and is beautifully landscaped.
Natuurmonumenten owns the land, which is issued on long lease.
There is therefore no own land and no possibility to acquire it.
A canon of €13,781 is payable annually as compensation for the ground lease. This is indexed every three years and is tax deductible for a buyer.
The seller and Natuurmonumenten reserve the right of grant.
This property falls within the boundaries of the national protected village site of 's-Graveland.
