Description

KETELHUIS: LAST REMAINING LOFT IN THIS INDUSTRIAL NATIONAL MONUMENT The Ketelhuis is unique in every respect. It is the oldest and smallest warehouse of De Meelfabriek. This national monument dating from 1894, designed by architect Mulder, is rich in history and character. With its cast-iron columns, vaulted concrete ceilings, tall arched windows and distinctive rounded roof, the building exudes timeless elegance. Now, a new chapter begins: the Ketelhuis is being transformed into a remarkable place where living, culture and architecture come together. The ground floor will accommodate cultural activities, while five exclusive lofts are being created on the upper floors. Construction has now commenced and only the loft on the fourth floor remains available. ARCHITECTURE The transformation plan by Studio Akkerhuis Architects respects the original design while simultaneously enhancing the quality of the building. The characteristic brick façade will be preserved, existing window openings will be carefully adapted and new openings will seamlessly align with the original architecture. This creates a harmonious interplay of light, space and monumental details. A later-added stairwell will be removed, strengthening the connection between the grounds of De Meelfabriek and the green Ankerpark. FLEXIBLE LAYOUT The apartment offers 135 square metres of living space. Historical details remain visible throughout and, combined with modern technology, create a distinctive living concept where character and comfort come together. The lofts are well insulated and equipped with heat pump technology, underfloor heating and cooling. Within the technical possibilities, layouts can be customised entirely to personal preferences. In consultation with the buyer’s advisor, purchasers can determine the placement of internal walls, choose more or fewer bedrooms, opt for an expansive open-plan kitchen or a more enclosed design - virtually everything is negotiable. Generous allowances for sanitary ware and tiling are included to enable buyers to finish the apartment according to their wishes. In addition, the national monument status offers valuable tax benefits for the owners’ association regarding future maintenance. SUSTAINABILITY Sustainable construction lies at the heart of the redevelopment of De Meelfabriek. Reusing existing buildings is inherently sustainable, as no new bricks or concrete need to be produced for existing floors and structures, significantly reducing CO2 emissions. The apartments are entirely gas-free and equipped with a sustainable climate system using heat pump technology. Underfloor heating and cooling ensure a comfortable indoor climate throughout the year with low energy consumption and a substantial reduction in greenhouse gas emissions. LIVING SURROUNDED BY GREENERY The Ketelhuis is located in the heart of the Singelpark, a 6.5-kilometre green city park surrounding Leiden’s historic centre. Along the water, walking and running routes connect the city with the landscape in a unique way. The enthusiastic volunteer organisation behind the Singelpark brings the community together through shared activities ranging from gardening to guided tours. From the Ketelhuis, you overlook the green Ankerpark. In addition, the grounds of De Meelfabriek feature the remarkable garden designed by Piet Oudolf in collaboration with LOLA Landscape Architects - a garden that evolves with the seasons and offers a different atmosphere throughout the year. ACCESSIBILITY Leiden is ideally situated within easy reach of The Hague, Rotterdam, Amsterdam and Schiphol Airport, as well as the beaches of Noordwijk and Katwijk. Positioned between the A4 and A44 motorways, the city is highly accessible. Parking is available in the underground car park of De Meelfabriek, designed with a refined architectural aesthetic of raw concrete and weathered steel. The historic city centre is only a five-minute walk away, while cycling, public transport and boat connections are always close at hand.
