Real Estate Services

When it comes to real estate, we present ourselves as all-round professionals. We know our beautiful surroundings, the area in which we live and work — and perhaps yours as well. In January 2023, for the 10th consecutive year, we were named “Excellent Real Estate Agent of Overijssel” by the independent review platform WIBM (“Who is the Best Real Estate Agent”).

Every assignment is a new challenge for us. More complex assignments are often the ones that appeal to us most. To achieve the best possible result together with you, we take a personal approach based on your individual wishes and circumstances. Should you be faced with difficult decisions, we will advise and guide you towards the most suitable solution.

With more than 26 years of experience, our real estate agent Ad Goudzwaard and real estate assistant Wilma Goudzwaard are able to assist you with all aspects of Goudzwaard Makelaardij’s services.

Would you first like to get acquainted with us? We would be pleased to welcome you for a cup of coffee at our familiar office at Prinsenstraat 10 in Dalfsen.

Selling Your Home

We act on behalf of the seller for an affordable fee agreed in advance. Our approach is straightforward: no unnecessary frills, honest photography, a 3D tour, a dedicated property website, a realistic description and, above all, clear information for prospective buyers. We deliver what we promise.

Our comprehensive marketing package includes professional photography, detailed brochures, floor plans, an energy performance certificate and publication on websites such as Funda and our own website. In this way, we present your property as extensively and professionally as possible in order to achieve the best possible result: SOLD at a good price!

We also offer the Qualis label for properties in the higher market segment. In addition to the usual sales channels, this exclusive marketing concept provides that little bit extra.

Buying a Home

When purchasing a property, we act on your behalf as the buyer. With our construction background, market knowledge and detailed information about the property, we assess the price-to-quality ratio and advise you on the next steps.

Negotiating is our profession — and you can benefit from our expertise.

Once the purchase has been agreed, we carry out a legal review of the purchase agreement. If you wish, we can also accompany you to the notary for the formal transfer of ownership.

You can make use of all our services either at an hourly rate or, if you prefer certainty about the costs in advance, for a fixed commission.

Buying or Selling Commercial Property

We have an extensive network of local contacts and thorough knowledge of the local market.

That makes the difference.

Valuation of Your Home

A property valuation may be required by various parties and for different purposes. Banks often require additional verification of valuation reports, which means that organisations such as the NWWI may be involved.

We can also provide valuations for mortgage purposes in accordance with NHG standards, as well as valuations for inheritance and tax purposes in cooperation with the Dutch Tax and Customs Administration where applicable.

A thorough and reliable valuation report is in your best interest.

Commercial Property Valuations

Commercial property valuations may be required for tax purposes or to provide greater insight into a company’s financial position and borrowing capacity. A professional valuation gives you a clearer understanding of your business opportunities and financial options.

Should you continue renting, or could purchasing your own commercial property be the better option?
