Open House

  1. Saturday, June 6 from 10:00 AM to 10:30 AM

Description

Living in a Tiny House with room to live This is an example of how compact living has grown into a mature way of living. A modern, fully finished Tiny House in excellent condition, where ownership, comfort, and flexible living come together in a peaceful and green location in Valkenswaard. The property was completed in 2025 and is still in excellent condition. Its green surroundings, open views over the cornfield, and a playful environment with a playground and shared community space create a pleasant balance between peace, nature, and social connection. What makes this home extra special: it is offered fully furnished. From furniture and kitchen appliances to a washing machine and tableware – everything remains. You can move in immediately, without the need for furnishing or additional investments. Only your personal belongings need to be brought along. OPEN HOUSE Saturday June 6th from 10:00 – 11:30 Tuesday June 16th from 16:30 – 18:00 Ground floor – light, smart and surprisingly spacious Inside, you immediately experience how well this home has been designed. Wooden finishes, high ceilings, and a smart layout create a warm and open atmosphere. The ground floor consists of a cozy living and dining area with an open kitchen and a luxurious bathroom. Everything is practically arranged with a strong focus on comfort and efficient use of space. The kitchen is fully equipped and designed in a warm, characterful style. The bathroom feels particularly spacious and features a freestanding bathtub, toilet, and washbasin. First floor – two bedrooms and additional space On the first floor you will find two bedrooms and an additional space for work or storage. The rooms are bright and can be closed off with wooden sliding doors. One room is currently used as a guest or lounge room, while the other serves as the master bedroom. In addition, there is an extra toilet and laundry area with connections for a washing machine and dryer. Sustainable and future-ready living This home is fully gas-free, well insulated, and energy-efficient. Heating and cooling are provided by air conditioning. Thanks to its connection to a shared home battery system, energy consumption is managed efficiently. The house is also prepared for solar panels, making further sustainability upgrades easy to implement. Tiny Wedert – living in a small community Tiny Wedert consists of 13 Tiny Houses forming a small-scale and closely connected residential community. There is space for privacy, but also for interaction and cooperation. Residents share several facilities and jointly take care of the outdoor spaces. Shared amenities include a laundry area, parking spaces for electric vehicles, a home battery system, and green communal zones with space for bicycles and small gardens. The result is a calm, green living environment where community naturally develops, without feeling forced. Location Tiny Wedert is located on the edge of Valkenswaard, in a peaceful green environment. Nature areas, walking, and cycling routes are right around the corner. Daily amenities such as shops, schools, and sports facilities are easily accessible in the center of Valkenswaard. Eindhoven and Belgium are within easy reach by car, and public transport connections are also nearby. Ownership and land use The Tiny House is your property. The home is located on land leased from the Minitopia Foundation. The current agreement runs until 1 October 2034, with the intention to extend it, although this cannot be guaranteed. In practice, this means you purchase your own home and rent the land it stands on. You can live here as long as the location fits your lifestyle and the agreement remains in place. Because the house is not permanently attached to the land, relocation in the future is possible. This does require careful planning and execution, as it concerns a full-scale home. This creates a flexible way of living: ownership of your home, with freedom of movement in the future. More information about living at Minitopia and the location can be found on the Minitopia website. Please take into account additional costs, including a one-time deposit of €500 to Minitopia, monthly ground rent of €360.50, electricity consumption and participation in the shared battery service and community initiatives Allocation process The property will be awarded to the buyer who best fits the project. In addition to the offer price, motivation and suitability are also taken into account. Therefore, you are asked to submit a short motivation letter together with your offer, explaining why you believe this living concept suits you. Before the sale is finalized, you will meet with the Minitopia Foundation and the residents of Tiny Wedert. This allows both sides to get acquainted and assess whether there is a good match. We value residents who: • enjoy being part of a community • are open to connection and shared living • consciously choose a sustainable and responsible lifestyle Interested? Mariska is happy to answer your questions and schedule a viewing. As residents highly value privacy and tranquility, viewings are only possible by appointment. Please feel free to get in touch for more information.
